Surveys and Schedules of Dilapidation

Far too often the structural condition of a building is ignored to the detriment of all concerned.

Deterioration of a building will result inevitably in an escalation of expenditure required and ultimately a large capital based liability.

Far to few occupiers have a repair appraisal in the form of survey undertaken on a property before they occupy and all too frequently they take on full repairing and insuring liability which makes them liable for thousands of pounds worth of repairs from the first day they occupy.

During the tenancy, tenants all too often spend money that they ;should be allocated to repairs on other parts of the business. The lack of maintenance causes continued disrepair and ultimately a considerable liability.

Owners and particularly investor landlords also pay scant attention to structural disrepair. They allow disrepair to accrue and find that they cannot enforce completion of the work required as ultimately the cost of completion has escalated to a level beyond the tenants means

Various pieces of legislation can have a dramatic affect on what the landlord or tenant may be able to claim.
